Local Authority Legislative Requirements
Conservation Area & Listed Building Consent
Some projects may require specific conservation and or listed building consent, this can have a significant impact on a proposed project and designs. It is therefore advisable to have checks carried out early on in the design process and even in a pre design feasibility report.
We have been involved with a variety of conservation and listed building refurbishment works and understand the process and requirements so that we can advise and aid with the design to ensure that it satisfies all parties.

Planning Applications
Most construction projects will require planning approve with the local authority unless it is within the permitted development limitations and even then the council may have removed these rights in the local area.
It is important to understand the implications of the planning requirements on the proposed development to ensure that the scheme is approved without delays and extra costs being incurred.
Planning applications are determined on an individual basis and subject to determination in accordance with the planing laws and development plan in the area, for these reasons we are unable to gaurantees that a proposed design will be approved however, our previous expertise allows us to provide qualified advice to our clients.
Building Control & Regulations
All construction projects are required to be designed and constructed in accordance with the current building regulations and approved documents. The building works our inspected for compliance and approved at various stages of the construction process and on completion an approval certificate is provided.
There are two routes available to achieve this 'Building notice' and 'Full plans approval' we are familiar with both processes and can advise you on the most appropriate for you requirements.
Our expertise in construction and design allows us to prepare fully detailed drawings and specifications which can be submitted for full plans approval and also used in the tender documents to send out to contractors for pricing.
