Clerk of Works & NEC3 Supervisor Roles
We are experts in this area and have undertaken quality monitoring roles for clients on both commercial and housing projects acting as independent Clerk of Works under the JCT forms of contract. This is a specialist role which requires an in-depth knowledge of the correct construction techniques and installation processes required to ensure a high standard of workmanship and quality of finish is delivered to the client during and on completion of the project.
The NEC3 Supervisor role places specific contractural duties on the named supervisor and it is essential that the role is undertaken by a suitably qualified and competent surveyor. We have undertaken this role on a variety of commercial projects and have developed specific tracking processes to ensure the quality control is maintained throughout the project.
Snagging Inspections
Quality monitoring is essential to ensure that your project is completed to the highest standards and in accordance with the contract, specifications and construction drawings. Part of that process involves a final snagging inspection. If the project has not been monitored during the construction it is vital that a final snagging inspection is carried out so that any incomplete or poor quality work is identified and reported to the contractor for remedial work. Items which are apparent at this time are known as 'patent defects' and would usually require remedial works prior to final completion. Defects becoming evident after this time which would not have been apparent are known as 'latent defects' these are dealt with in the contract and must be identified within the contract time stipulations.
Normally the snagging inspection would be undertaken at the end of the contract and incorporated within the services of the clerk of works or contract administrator. Please contact us so that we can advise you on the best course of action to suit your project and current situation.
